Why aren't mortgage rates going down?

You've probably heard over and over that mortgage rates would be moving lower this year... yet they aren't.

Why not?

Well, at the risk of answering this question a bit too simply, it is because of a few things...

Inflation has stopped falling as fast as it was last year
The labor market continues to show strength with lots of new jobs being created and wages still growing
The economy is not showing any risk of falling into a recession

The combination of the three things above also means that the Fed is not likely to have to lower its policy rate until later this year, if at all... making it unlikely that other rates will fall in the meantime.

So should you consider buying a home or refinancing anyway?

That's a great question that really depends on your unique situation.

So... let's talk about it!
